The areas of Fredericksburg City, Stafford, King George, and Spotsylvania counties have been undergoing some exciting developments! Here are some brief snapshots of what is going on right now.

#1: Liberty Place

Downtown Fredericksburg has been getting a major upgrade with a recent influx of new dining options, apartments, and townhouses. One upcoming project is Liberty place, which will have street level offices, retail spaces, restaurants and condominiums. It will also have Fredericksburg’s first ever below ground parking garage, which will ease the competitive parking situation downtown.

#2: Brownstone Townhouses

Next to Liberty Place are the 4-story Brownstone Townhouses, which are adjacent to the highly-praised Sedona Taphouse. These high-end units are perfect for DC commuters and anyone who wants to live close to everything exciting happening downtown.

#3: River Glen

Just 4.8 miles from the Fredericksburg City limits, River Glen is a set of 43 2-acre estate lots off River Road. For those who want to still be close to amenities but live amid peace and quiet, this community is the place for your new custom home. 52% of the River Glen property is preserved in perpetuity, meaning it is guaranteed that the stress of high traffic and retail spaces won’t encroach on your home.

#4: The Massaponax Area

There are also big things going on in the Massaponax area! Just three years ago, the Board of Supervisors have approved 14 new developments that will have over 7,000 new housing units, half of which would be apartments and condominiums. These residences will be conveniently located near I-95 and the upcoming Virginia Railway Express station, becoming a haven for DC commuters.

#5: Courthouse Village

This mixed-use lot in the historic courthouse area already has a few unique shops and restaurants, and recently hosted the Food Truck Rodeo, bringing in many visitors from around the area. Apartments are still being built and there are plans to build more single-family homes in this area as well. This place is sure to be another great place to socialize and live!

#6: Warrenton Road Development

This area is quickly gaining popularity for commuters who use it to avoid the gridlock on the DC Capital Beltway. Be on the lookout for new homes and shopping opportunities along this road.

#7: Celebrate Virginia North

This is a 2400-acre mixed-use development alongside Carter’s Crossing, a 35-acre retail center. Stafford has been quickly growing in popularity for DC commuters due to the better prices of their homes compared to rates in Northern Virginia, which has been speeding up residential development in the county.

#8: King George County Communities

With great potential for development and growth, King george is a place full of neighborhoods ready for new construction. Commuters to Dahlgren enjoy making King George their home due to the ease of the drive to work. Communities with available lots are Muscoe Place, Caledon Crossing. Presidential Lakes, The Meadows at Dahlgren, Mt. Moriah, Potomac Landing, and Hawley Station. Lots vary in size and location. Some are waterfront, others allow horses, fishing, and canoeing. For country living with proximity to city amenities, King George is a great county.

If you need any information about any of these developments or are interested in seeing a house, give me a call. I’ll be happy to show you some amazing homes in the Fredericksburg area.
